See the opportunity. Shape the project. Carry it through.

A promising property needs more than a concept. It needs a workable program, a thoughtful design, a sound business case, and a team that understands how to build it. Savoie Studios brings those questions together through architect-led turnkey real estate development.

Steven Savoie’s design and construction experience and Julie Kennedy-Savoie’s entrepreneurial background connect the creative possibilities to the practical demands of development. We test uses, layouts, existing conditions, budget, schedule, and the delivery approach before advancing a direction.

For projects suited to an integrated approach, we organize design and construction around the same goals. Our architect-led design-build process carries the vision from discovery and schematic design through documentation, construction, and handover.

One project. A complete view.

Development decisions should account for the people who will use the place, the investment behind it, and the work required to bring it to life. The project’s needs determine the team, scope, and delivery structure.

Under development

These projects put our approach into practice: finding a property’s potential and shaping it around the way people gather, work, and live.

01 / Mixed-use & adaptive reuse

Tarkington House

The first project developed by Savoie Studios is taking shape at 4201 Boulevard Place in Indianapolis’s Butler–Tarkington neighborhood.

Steven and Julie Savoie are transforming the Arts and Crafts house into a family-run coffeehouse, creamery, and bookshop. The aim is a welcoming place to linger, read, and meet a neighbor while giving the building a new purpose.

01 / Preserve

Let the house lead.

The original oak beams, coffered ceiling, fireplace, French doors, and woodwork guide the design. Plans also explore restoring the cedar shakes beneath the siding.

02 / Connect

Make room to gather.

A coffee bar is planned beside the entry, with service space behind it and lounge seating around the fireplace. The enclosed porch is being studied as a more connected gathering room, with structure and cost still to be resolved.

03 / Reimagine

Open the Book Loft.

Upstairs, the plan brings bookshelves beneath the sloping ceilings, a table for small gatherings, and comfortable places to read. Indiana authors and neighborhood stories will help shape its identity.

Architect-led design-build connects the guest experience with the decisions needed to deliver it: how the rooms work, what can be preserved, how service operates, and how each move fits the project’s priorities. The images below are design concepts; the final details will develop as the project advances.

02 / Custom residential

Fairway Estate

Two homes, one connected setting for family life.

Fairway Estate brings a custom residential vision together around shared outdoor spaces. Each home has room for privacy, while the pool, poolhouse, and landscape create a place to meet, relax, and spend time together. The design considers the relationships between the buildings, paths, views, and everyday use of the property as one composition.

From concept to reality, one careful lift at a time. The pool shell’s arrival gives the shared outdoor space its first defining element on site. The short construction video captures the fiberglass shell being raised and set into place, bringing the design-build process into view as an idea becomes a built element of the family’s shared outdoor setting.
